    Thank you! For whatever it's worth we are moving to a single family house one town over, about 10 miles due south of our current location, and the prices are much higher. Different school district and a more "prestigious" area, but honestly we will be paying just about as much for the land as we are for the house itself.

    God dammit, i forgot how much home you can buy outside the DMV area. My craptastic 621 sq ft home is worth more then that beautiful home the OP is selling. Wish i can get a place like that one day that is close to work.

    Thanks guys for all the support! I feel for those of you paying DC Metro-suburb real estate prices. Hopefully your employers compensate you accordingly (although I'm sure they don't!).

    That's the dagger in the DC metro area...land value.

    Even 30 miles outside the city its still 3:1 land vs. structure. Get closer in and it can be 5-6:1. Purely paying for location.

    The place we are buying sits on 2 acres of cleared land (almost all grass) and is a relatively modest size for a single family home in this area and based on the appraisal and other comparable properties our house itself is worth approx. 1.25x the value of the land it occupies. I take some solace in that the land is so valuable, because as they say "they aren't making any more of it".

    Well, after 10 days on the market including two open houses and at least 5 private showings, we received a few offers and are officially under contract to sell as of last night! The offer/buyers look pretty solid so I do not foresee any hiccups. Thanks to all who offered kind words here!
