i'm considering movin soon, found a nice place in san leandro just north of the hayward/san leandro border. off 880. i've heard some mixed reviews of this place but found a good deal on a decent place. i'd like to hear what my fellow AZ bay area peeps think. thanks!

my friend lives there, close to washington ave exit. his neighborhood is okai, a lot of old ppl. but not to far away is very ghetto. so depends on where u live.

like gohan said, its not bad but there are some ghetto areas just like any other city. have you tried looking into any other locations in the bay area? So for so many question. I do real estate part-time.

What I noticed is that it's ghetto around the Bayfair Mall area.

OK San Leandro is not THAT ghetto... I mean crime is not as bad as people think. Sure, it looks kinda crap, but it's not horrible. They do have a 24 hour starbucks and one of the best fishstores in Norcal though. [;)] You guys haven't visited real ghettos man!
thanks for the replies. this isn't for buying a house. i'm just a lowly renter for the time being. haha. i do real estate too and i know there are better spots in the bay area than san leandro for buying a home. but for now it's a convenient location for me, the area i'm looking at seems pretty clean cut to me but again, though i'm not all that familiar with san leandro.

I lived in Fremont for about 13 years...much better IMHO than San Leandro. In San Leandro, 13th street is pretty bad...as is near BayFair Bart Station. I suggest Fremont over San Leandro anyday...over Hayward too.

so how good a deal is it that's swaying you to live in san leandro...
i prefer the fremont area as well if i were to move across any bridge.
i live in fremont currently. it's a nice town, clean and all. no complaints other than there's really nothing to do here. not implying there's much more to do in san leandro. i drove through the area. i dont' know, doesn't seem too bad to me. the complex i'm looking at there's bmw's, new corvettes, and other nice cars. no audis but it's good to be a pioneer. haha. drove through both during the day and night. maybe i'm just ghetto [:p] but i don't think the place is as bad as you guys are making it. but i do appreciate the input. still thinkin about it. we'll see what happens.

heck if the place looks good then you should do it. like we said there are some good and some bad. Maybe you found one of those really good places.

I've lived in San Leandro since 1978. The Marina Faire area (Doolittle Drive south of Fairway Drive) has a lot of rentals. The neighborhood within Marina Faire (bordered by Doolittle Drive, Belvedere Ave, Acapulco Rd/Aurora Drive, and Fairway Drive consists mostly of single family ranch style homes built in the 1960's. Also has its fair share of condos on Belvedere Avenue (intersects the south end of Doolittle Drive).
There are new developments at Lewelling and Wicks Blvd (Heron Bay development, single family dwellings, some attached) and on Wicks just off of Manor Blvd (Marina Vista development, single family one and two story dwellings ranging from 1800sq ft to 2800 sq ft). There's also a fairly new housing development on Washington just south of Lewelling in San Lorenzo.
The area you're describing sounds like it's right off of the Lewelling Blvd exit off of 880 (across from Greenhouse Plaza), bordering San Lorenzo. It's busy - traffic wise, but close to the freeway and shopping centers. There are a lot rentals in that area, but I'd personally not want to rent there. There are better rentals close to downtown San Leandro near the BART station with secure/gated underground parking. Close to BART, restaurants, shopping centers, and approximately a mile away from hiway 880 (either Marina Blvd or Davis St).
As far as areas being ghetto, to each his/her own. You don't know ghetto unless you've either had to live or work in one. The are far worse areas in the Bay Area to live in than San Leandro. Personally, I only have a five minute drive to San Leandro BART, and a 15 minute commute to City Center in Oakland. Commuting to San Francisco tacks on another 10 minutes.

Me personally, I live in the Marina Vista development, across from the baseball field, but I grew up in the Marina Faire area.

I grew up in the east bay as well (UC in da house), and I agree with someone else sayin, to each his own on what is considered ghetto or not. I think the entire east bay from fremont up to oakand has several pockets of ghetto-ness, with some cities having more than others. I guess it depends on the actual part of the city you are considering. Take Hayward for example. There's some sketchy-ass areas in Hayward, however go up the hill on Carlos Bee (Cal State Hayward) and you'll see $2M homes with awesome view of the bay area.
I guess it all depends on where you will be working (or going to school). 880's commute is the worst in the bay area, especially if you're going to commute to San Jose. If you're going to work in the city or in Oakland, then San Leandro, San Lorenzo, Hayward, UC, and Fremont wouldn't be bad either since BART is very convenient.
There's other factors to consider (work location, budget, kids/no kids, short term or long term, rent/buy, live in or investment property). If you let us bay area peeps in on a little more info, I'm sure you'd get some good solid advice.

San Leandro is cool. you can hang out at the Marina, play some golf there, get some coffee at the nordstrom rack, and get some filipino food at cafe manila.
